Bathroom Remodeling

Full-scope bathroom renovations — demolition through finish — for premium residential homes. Tile, finish carpentry, and fixture install handled with the same level of detail.

Do you handle the design or just the build?
Both. For straightforward remodels, we work directly from your selections and references. For larger or layout-changing scope, we recommend working with an interior designer and we coordinate with them. We write the scope so the build matches the design intent.
Can you work in an occupied home?
Yes. Dust containment, daily cleanup, and defined work hours are part of the standard scope for occupied projects.
How are tile and fixture allowances handled?
Allowances are line-itemed in the proposal with dollar values. If your selections come in over allowance, the difference is documented in a change order before purchase.
02 Residential

Interior Renovations

Kitchens, living spaces, basements, and whole-floor renovations. Trade coordination, finish-level decisions, and clean closeout — managed under one owner-operated contract.

What We Coordinate

Do you take on whole-home renovations?
Yes, scoped phase by phase. We do not take on more than we can self-perform with discipline, so larger whole-home projects are run in defined phases with a baseline schedule per phase.
Can you coordinate with our architect or designer?
Yes. We take a set of drawings or a design package and build the scope and pricing around it. We flag anything that needs clarification before pricing.
03 Finish

Flooring Installation

Engineered hardwood, solid wood, large-format tile, and luxury vinyl. Subfloor prep, level checks, transitions, and trim — installed the way a finish carpenter would expect.

  • Engineered and solid hardwood — nail-down, glue-down, floating
  • Large-format porcelain and natural stone tile

Substrate Prep

Subfloor level checks and correction. Moisture testing where required. Adhesive and underlayment selected for the specific product and substrate combination.

Do you remove and dispose of the existing flooring?
Yes, included as part of the scope unless you ask otherwise. Disposal documented on the final invoice.
Can you match an existing floor?
In most cases, yes — depending on the product line and finish availability. We confirm match availability before quoting.
04 Craft

Finish Carpentry & Trim

Crown, base, casing, wainscot, built-ins, and stair details. Mitred returns, scribed reveals, no caulk-and-hope. The trade most other contractors quietly subcontract — we self-perform.

  • Wainscot, beadboard, shaker panel walls

Standards

Mitred returns on every exposed end. Scribed reveals to walls and ceilings. Pre-prime and field-primed where the species or finish calls for it.

Do you make the trim or buy it?
Both. Standard profiles in primed pine or MDF are purchased pre-milled. Custom or species-matched profiles are milled to order and noted in the proposal.
Do you paint your trim?
Trim is delivered installed, caulked, and ready for paint. Final paint is typically part of the same scope but can be separated if you have a preferred painter.
05 Outdoor

Decks & Outdoor Living

New builds, deck restorations, custom privacy fences, pergolas, and exterior trim work. Permits handled, inspections coordinated, finish details respected.

Scope Examples

  • New deck construction — pressure-treated, cedar, composite, ipe
  • Deck restoration — board replacement, structural reinforcement, refinishing
  • Custom privacy fences, screened sections, gate work
  • Pergolas, arbors, and exterior trim packages

Permits & Inspections

Permits pulled where the municipality requires them. Footings inspected before backfill. Final inspection coordinated before closeout.

Do you handle deck demolition?
Yes. Existing deck demolition and disposal included in the scope when applicable.
Can you work with our composite manufacturer's specs?
Yes. We follow manufacturer install requirements for warranty compliance and document the spec in the scope.
06 Commercial

Light Commercial & Tenant Improvements

Tenant improvements, office fit-outs, retail build-outs, and small-to-mid commercial scopes. Built to code, on schedule, with cost transparency.

How We Quote Commercial

Line-itemed by trade. Schedule baselined and shared. Insurance certificate issued to landlord and tenant at signing. Lien waivers from all subs at closeout.

Three to eight weeks depending on scope, lease constraints, and permit / inspection requirements.

Can you work with landlord requirements and tenant build-out allowances?
Yes. Tenant improvement allowance accounting is handled in the proposal and on the final invoice with documentation suitable for landlord reimbursement.
Do you carry the insurance commercial landlords expect?
Standard general liability and workers' compensation coverage. COI issued to landlord and tenant at signing on request, naming additional insureds as required.
07 Procurement

Public-Works Subcontracting

Available as a subcontractor on public-works and municipal projects across NJ. Prevailing-wage payroll process in place. SAM.gov federal registration active — UEI and CAGE Code on file.

Can you accept a subcontract package from a prime contractor today?
For trades that match our self-perform capability — finish carpentry, flooring, tile, drywall, paint, light commercial fit-out scope — yes. We respond to prime contractor inquiries within two business days.
What size subcontract packages do you take on?
Single-trade packages and small multi-trade scopes that match our self-perform discipline. We do not bid more than we can manage with the same level of accountability.
Are you bondable?
Bonding is sourced on a project-by-project basis through broker partners. Bonding requirements should be specified in the subcontract package so we can confirm coverage availability before bidding.
